Role Overview

Homebound is a national technology-enabled homebuilder with a proven track record of delivering high-quality housing across six U.S. markets. As we continue to scale our operations, we’re seeking an experienced estimator to play a critical role in ensuring the accuracy of our quantity takeoffs and cost projections. This role will work cross-functionally with Procurement, Architecture and Design, Construction Operations and Technology. The ideal candidate brings not only deep technical expertise but also a high level of ownership, building and maintaining our national unit cost database and actively influencing decisions that drive build quality, cost efficiency, and speed to market.

What You'll Do

  • Own the accuracy of quantity takeoffs from early plan development through construction execution, ensuring alignment with scopes of work, build sequencing, and field expectations.

  • Maintain and refine Homebound’s unit cost database by incorporating actualized costs, historical trends, and trade input to ensure current, market-aligned pricing.

  • Collaborate with the Technology and Architecture & Design teams to evaluate the cost implications of specification changes and product iteration through quantity-based modeling.

  • Partner with Construction Operations to reconcile takeoffs against field actuals, identify cost variances, and drive continuous improvement.

  • Support Central and Local Procurement in structuring trade bids around clear quantities, standardized scopes, and consistent estimating assumptions.

  • Improve the quality, consistency, and scalability of estimating deliverables by aligning takeoff methodology with construction logic and regional practices.

  • Contribute to the development of internal estimating tools and systems that improve speed, accuracy, and organizational visibility.

What You'll Bring

  • 7+ years of residential construction experience, including at least 5 years focused on estimating single-family homes across various U.S. markets.

  • Proven ability to perform accurate quantity takeoffs and develop conceptual and hard cost estimates for both infill and suburban product types.

  • Deep familiarity with unit cost modeling, historical pricing analysis, and resource-based estimating to support scalable product lines.

  • Experience with detailed scopes of work, value engineering opportunities, and assessing construction risks from early plan sets.

  • Competency in a wide range of takeoff and estimating platforms (e.g., Planswift, Excel-based models), with the flexibility to learn and optimize new tools as Homebound’s internal platform evolves.

  • Certified as a Professional Estimator (CPE), or interested in pursuing certification.
